Who is the manufacturer of my system-built home?

Our homes will be manufactured by Ritz-Craft Corporation, which is based in Mifflinburg, Pennsylvania. They have been a leader in the housing industry for over 50 years. They currently have five manufacturing facilities: three in Pennsylvania, one in Michigan, and their newest facility, in Hamlet, North Carolina. This is a state of the art facility, consisting of over 200,000 sq ft of manufacturing space and 250 employees. The homes purchased by Olde North State Homes and Realty, LLC will be manufactured in the Hamlet, NC plant. One of Ritz-Craft's Pennsylvania plants produces all of their custom cabinets for their homes. Ritz-Craft is a member of the National Association of Home Builders, The Builder System Council, Modular System Building Association, Kitchen Cabinet Manufacturer Association, and the Manufactured Housing Institute. They are respected in the industry as having one of the most superior product lines and have been in a growth drive for the past five years. They pride themselves on the "Ritz-Craft Partnership", establishing long-term relationships with their builder community. They offer many services from sales support to engineering and customer service. They protect sales territories for their builders and have stringent guidelines on how builders are selected to represent them.

Who will be working on my home once it is delivered to the home site?

Subcontractors will perform most of the on-site construction: Set Crew- Assemble home modules on home site to erect finished product. This is a specialized contractor for system-built homes.

  • Trim Crew- Professionally piece home together, including sheetrock, flooring and moldings. This is a specialized contractor for system-built homes.
  • Electrician- Make all electrical connections between modules as well as connect service to the home.
  • Plumber- Make all water and sewage connections between modules as well as service to the home.
  • Mechanical- Install AC-heat-pump-furnace systems in the home as well as make all necessary connections to duct work.
  • Well- Dig well on site to provide a source of water if city water is not available.
  • Septic- Dig and install septic system for home waste if city sewage is not available.
  • Grading- Clear and grade lot to provide base to place home on, as well as cut out the driveway and backfill around the home.
  • Decks/porches- Build and install treated wood or composite decks as well as stairs and covered porches.
  • Driveways/sidewalks- Install gravel, blacktop, or concrete drive as well as concrete sidewalks, basement floors, and garage slabs.
  • Footers- Dig and pour footers of home foundation.
  • Foundation and other masonry work- Build foundations for homes as well as complete hard stucco, brick veneer, and rock work on completed homes.
  • Siding- Complete siding on unfinished areas, including ends as well as top story.
  • Flooring- Supply and install total floor coverings for completed home. Some installation for factory-supplied flooring will also be required.
  • Painters- Provide custom painting for interior or exterior of home
  • We also have access to finish carpenters, landscapers, and other supplier/contractors as needed. Local vendors will be used to source all materials needed for site work.

How is my home delivered to the home site?

System-built homes are built in a factory where all necessary materials are delivered to the plant. The finished product is shipped in segments called modules via carriers to the job site. The modules are erected and joined together by use of a crane. The manufacturer has more leverage with suppliers and skilled staff to complete the homes on time, with less cost and better quality. Since the completed modules are carried over highways, they are built with extra structural materials to support shipment and set-up. Once delivery is completed, the carriers are sent back to the plant.
