Are Modular or system-built homes considered mobile homes or “trailers”?

Absolutely NOT! Mobile homes are built to HUD building code, which is far less stringent. System-built homes are built to state building codes, which are the same codes site-built homes are required to follow. Even though both mobile homes and system-built homes are built in a factory environment, they are VERY different.

Can system-built homes be built anywhere?

As it relates to zoning, yes, as long as the property is zoned for residential housing. Some neighborhoods are “closed” neighborhoods, meaning that construction is limited to the developer or pre-selected builders. The other factor to consider is deed restrictions. These are the restrictions that a landowner places on the land that they subdivide. The landowner can place most any restriction they want on the property, including “no modular homes.” However, in most cases this can be overcome with an architectural review. As system-built housing becomes more prevalent, these restrictions will be less common. It should be noted that “No Manufactured Homes” is NOT the same as “No Modular Homes.”

All homes meet or exceed the North Carolina state building code. All structural materials used are top grade, producing a sturdy, energy-efficient home. Ritz-Craft is constantly looking for new and innovative ways to build homes, incorporating new technology into their product. The architect and engineering teams at Ritz-Craft are always developing new floor plans and elevations to meet the needs of today's demanding homebuyer. Each home is scrutinized along the home building process by Ritz-Craft's quality control team as well as by independent inspectors to make sure that each product meets the strictest standards.

  • Floor joists 2x10 solid or 2x10 LVL with hangers at mating walls, 16" on center
  • Exterior walls 2x6 studs, 16" on center
  • OSB sheathing on exterior walls and roof
  • Air infiltration wrap and foam insulators in all wall openings (ie. light switches)
  • R-30 ceiling batt insulation, R-19 wall batt insulation and R-19 floor batt insulation
  • All interior walls 2x4 studs, 16" on center
  • 30 year architectural shingles
  • Glued and screwed drywall with flat ceilings throughout
