BUILDING PROCESS
The system-built home process is faster than traditional construction due to two main factors:
Some work can be done in tandem, and
The home is built in an efficient factory.
Before home construction can begin, there are a few things that must be accomplished.
Financing must be secured to pay for your new home. You should get pre-approved prior to shopping for a new home so that you know how much you can afford and can seriously discuss starting your new home.
- Find a lot or land to build your new home on. You will need to select a piece of property that meets your requirements, such as location, size, type, and budget.
- Select your house plan and make your selections for colors and options.
Once the above is complete and you have contracted with the builder, the construction process can begin.
- Your home is ordered through Ritz-Craft and construction will begin. Framing, roofing, electrical, plumbing, windows, doors, cabinetry, finish carpentry, dry wall, insulation, painting and some flooring installation will all be completed in the factory. Homes will normally take 6 weeks to complete and deliver to the home site, however this could fluctuate depending on demand.
- While your home is being constructed in the plant, your home site is prepared to receive your new home. The land is prepared by clearing and grading it to correct specifications. Footers are then poured and a foundation is built.
- The home is then delivered from Ritz-Craft in the form of modules. Once all modules have been received, the set can begin. The modules are lifted from their carriers with a crane and placed one by one on the foundation. The modules are secured to the foundation by either strapping or toe nailing them to the sill plate. Each box is then carriage bolted together to ensure a tight fit. Then the roof system is lifted into place and the home is dried in.
- The exterior of the home is then completed by shingling the remainder of the roof and finishing the siding (vinyl, cement fiber, masonry, etc). At this time your septic system can be installed and wells drilled.
- HVAC, plumbing, and electrical connections are all completed next.
- All interior dry wall seams are finished and finish carpentry is completed. Walls and trim are painted.
- Flooring is installed as well as decks and porches are completed.
- Driveways are installed and final grading and seeding takes place.
- Final touch up and clean up.
- You move in!!!!!
